Granny Flat build costs

Building a Granny Flat it still is a reasonable investment. A Granny Flat (also called a Minor Dwelling) must be built as a stand-alone home with full plumbing, drainage, and electrical supply services.

The cost will vary depending on the size of your home, as a Granny Flat by definition is up to and including 70m2.

Factors that influence the cost of your home:

  • The interior layout and room requirements, e.g. a 1- or 2-bedroom house.
  • Site location and land contours.
  • Exterior cladding and interior fittings.

As a pricing guide, the cost for a custom design and build for a 70m2, 2-bedroom home, is likely to be within the range of $210k – $250k (plus GST).

Quality Construction has been my preferred builder for many years now. Dan has always quickly responded to my communication requests, he is very solution oriented, and the quality of his work is of an amazing standard. Whenever there have been challenges associated with building requirements he has clearly set out the options. As an amateur DIY aficionado, over the years, I've found it difficult to engage with builders because they often take a dismissive or condescending attitude. I have never experienced that with Dan. He has always treated me with respect and has always been open to my questions + desire to be involved. Finally, you can tell a lot about a person by the way they treat their staff. Dan treats his apprentices as equals and I could tell they had a high degree of respect for him as well. In summary, these other reasons Quality Construction continues to be my preferred builder.

Had the pleasure of working alongside Dan as we renovated a section of my house (excavated and built a new bathroom and bedroom in the basement). Regular communication (email, text and phone). Any building issues brought to my attention so they could be addressed. All work compliant and met with council expectations, but most importantly my expectations as I am.very fussy. Will work with Dan again, a straight up guy who takes pride in his work.

Granny Flat | Speed of build

With your home being a smaller sized home, this usually has the benefit of being a much quicker on-site build.

For most Granny Flats, your new home can be built and ready for moving in, approximately 3 months from (1) engagement of our services and (2) Council notification with a Project Information Memorandum (PIM) having been completed.

This 3-month timeline is based on the site/section being ‘ready for build’ with no major issues.

Specific design & build details of a Granny Flat

With the new law that came into effect 15 January 2026, in order to meet the requirements of the Granny Flat Building Consent Exemption the following is required:

  • It is a stand-alone, single level home, with a simple design built as an additional dwelling on your section.
  • The size of the home is up to and including 70m2.
  • The plumbing / water supply and drainage solutions meet the specified requirements.
  • The design complies with our NZ Building Code 2004.
  • All building work is carried out or supervised by an LBP (Licensed Building Professional).
  • Your local Council is provided with all required pre-build and post build documents.

This shortened list of requirements illustrates that although the building consent exemption was passed in January, there are still many rules and regulations that must be met in order to be ‘building consent exempted’.

It’s important to note that a Granny Flat can also be built with more complex design and other custom build requirements, and to achieve this higher design and build approach, we simply proceed into the standard building consent approach.
